After talking with you about your time-line, and after reviewing with you the profile of your needs and desires in a home, we will search the local MLS to find the listings of current homes with you that might fit your needs. (If you are planning to buy in the next 4 months please skip the next paragraph) At this juncture, we ask you to consider your time line very seriously. Your time and our time are both valuable. If you are moving here in 5-12 months we will be happy to spend some preview time of an afternoon or a day in showing you the area as well as a few homes in desired neighborhoods. To do more than that, we believe is a waste of your time, since market conditions change over 5-12 months sometimes drastically, and the homes shown to you probably will not be available when you are ready to buy. After the preview time we will stay in contact with you and keep you informed as to market conditions, and availability of homes on the market. Then, when you are within a 4-month time frame, as your Buyer’s Agent, we will focus specifically on the homes and communities that fit your needs. Also, we will invest the time and energy necessary to help you find your new home - whatever it takes. After your selection of the homes that are of interest to you, we will then call and make appointments to show them to you. We will accompany you in showing the homes as well as give you our professional assessment of the property. When a home is identified that interests you, we will do all that we can to provide you with as much extensive information as possible about the home and the community where it is located. Prior to writing an Offer, in performing due diligence, there are several things that we will do. We will walk through the house with you to visually identify and note any issues related to the home’s integrity and condition. We will secure the "Property Disclosure Statement" from the listing agent. What is this? "The Property Disclosure Statement" is the NC Real Estate Commission approved form that the Homeowner fills out to disclose information regarding the home’s condition and history. We will review it with you, and if necessary, will call the listing agent to clarify what is or is not clear on the form and answer any questions you might have regarding the property. Also, we will make sure that you are informed about: the tax rate and assessment on the prospective home, the Home Owners Association Provisions and Dues (if applicable), the recorded Covenants and Restrictions that govern the community where the home is located (if applicable), and any other proposed changes that might affect the value or environment of the prospective home such as forthcoming changes in zoning, transportation patterns, industrial and commerce plans etc. We will call the listing agent to ask if there is anything beyond what we have been given or discovered that we may need to know. Finally, we will work with you following the Home Inspection to make sure your interests are served and protected.
