Marketing is a key factor in the sale of your home. Our marketing plan is designed to create interest in your property through the use of many different venues. We affirm that how and where we advertise your home is crucial, and that the content and composition of the publicity id of utmost importance.
Marketing Venues
The MLS is not just one of the means whereby we market your home. As real estate professionals we know that the better we do our job in getting your home in front of prospective buyers the better we can serve our client’s interests and create interest in your property. Consequently, our largest budget item is in advertising. Joanne Parker and Associates utilizes both printed and electronic venues to advertise your property. They are listed for you below.
The Wilmington Regional Association
of Realtors Multiple Listing Service
The Wilmington Regional Association of Realtors owns and operates its Multiple Listing Service, and makes use of its services available to its members. As members of the WRAR we have authorization to list our client’s property or properties on the Multiple Listing Service. To list your property with this service we are required to get very specific and detailed information regarding your home. We will need a great deal of information from you., will take interior and exterior photos of your home, measure the rooms, and determine the total square footage of livable space*.
The MLS listing will include required images and specific details related to your property, and the amount of compensation offered to cooperating brokers in the sale of your home to which you agreed to in the Exclusive Right to Sell Listing Agreement. This service markets your home in two ways. The first is to member brokers who have access to all of the information submitted to the MLS, and the second is to the public through cooperating electronic services who have access to images and many, but not all, of the MLS information, i.e. Realtor.com.
Brochures
We create and publish two types of brochures that include photos and detailed information about your home. The first is a monochrome brochure that is placed in a brochure box usually next to our For Sale sign on your property. This offers those who visit the neighborhood (neighbors too!) the opportunity to pick up a brochure and learn about your property. The second is a color brochure placed inside your home so that agents and their clients can have pick one up. We replenish these as needed.
There are occasions, such as with renowned properties when we will work closely with our clients to create and publish a customized brochure for the marketing of their home.
*We are bound by the North Carolina Real Estate Commission’s guidelines for determining living space. We determine this by measuring the exterior dimension of your home, and obviously do the math to calculate the total living space. This space includes the totality of space that is heated, cooled, finished, and directly accessible from other living areas of the home. If there are two floors, adjustments will be made to accurately represent the space taking into account stairways, vaulted foyers, etc.
