Showing Your Home
Introduction
With all the paperwork in order, the marketing plan in place it is time to get ready to show your home. We encourage you to read Section II B above, if you have not already done so, to get some ideas and recommendations on getting your home ready for showing. Allowing strangers to enter into your private “space” is a necessary part of showing your home. We know and appreciate the focus, labor, and pressure that goes into preparing and showing a home. We will work out with you the details to make “showing” as manageable as possible for you. We believe that homes are to be lived in, and not to be treated as museums. Therefore, in addition to our recommendations in Section II B, we recommend that give some attention to tidiness and cleanliness.
Scheduling a Showing Appointment
We understand that your home, is your home, and that you want make decisions related to how and when your property is shown. We will listen to you, and explore the many options of showing with you.
On the one hand, if showing is too restrictive it creates a barrier for prospective buyers who may only have a brief window of time to view the property given their family situation, work schedules or from the possibility that they going to be in town for a very short time.
On the other hand, if showing is too liberal you may feel like you have lost your home to the whim of others. We know that each person and or family has their distinctive style and level of comfort when it comes to making decisions about showing their home. We will be respectful of that style and comfort level, and will work with you accordingly, keeping in mind that the shared goal in the agency relationship is to sell your property. What you decide about showing the property, including any special instructions related to pets, children, etc. will become part of the MLS information that all agents in the MLS will have access to, or will be made aware of when they call to schedule an appointment.
At Joanne Parker and Associates we utilize a company to assist us in scheduling showing appointments - Centralized Showing Service (CSS). This company schedules all of our appointments while following the MLS showing instructions. For example, if you choose to be called prior to a showing to confirm the appointment; that is what will happen. If you give instructions to call, leave message, and show; that is what will happen.
Feedback
How prospective buyers and the agents who accompany them respond to your property is important. This can provide clues to possible ways to improve the showing of your home, to how well the home is priced, to its decoration, etc. CSS follows up with each agent, via email, to get feedback from them and their clients related to the showing. This information is then sent on to us. If we do not receive a response within a reasonable amount of time, we then call the agent to get the feedback. We in turn communicate their responses to you. |
